Three bedroom home tucked away in a quiet spot in the tranquil village of St Mawes. Stunning panoramic views out to Summers Beach all the way across to Falmouth bay. Off road parking and garage. Good size property with opportunity for further improvements.

Introduction

The property is tucked away in a quiet residential area in St Mawes, enjoying stunning panoramic sea and coastal views. This three-bedroom semi-detached home with off road parking and a detached garage is located on a no-through road approximately only 350 yards from St Mawes harbour and the village amenities. The property is elevated making the most of the lovely views but also has a real sense of privacy. The sweeping views are some of the best on offer in the village stretching from Summers Beach across the mouth of the Percuil River to Place Manor on to St Anthony Headland including the harbour and then over to the Lizard and Falmouth Bay with St Mawes Castle to the right. One can watch as the boats go by in the ever-changing waters and the array of marine activity throughout the year.

Continued

The accommodation is very spacious with the living room to the front, the excellent sized kitchen diner to the rear with a separate utility area and a downstairs wc. On the first floor are three bedrooms, two doubles and a single, along with a bathroom and separate wc. From the main bedroom there are stunning panoramic views over the coast. Even the landing window looks across the sparkling waters of Falmouth Bay. The property is in good decorative order but would benefit some updating and modernising with scope to change the layout to maximise the amazing views.

Furthermore

To the front of the property there is off road parking for two vehicles and also a detached garage with a rear pedestrian door. The good size front sun terrace is ideal for sitting out and enjoying the views. To the rear, the elevated terraced garden is paved, pebbled and planted with mature shrubs and plants creating a low maintenance garden, again with superb views. Overall this is an excellent opportunity for those wishing to live in this award winning village, with some breath-taking views and is being sold with no onward chain.

St Mawes

The exclusive Cornish coastal village of St Mawes was voted in 2020 by a Which? Customer Survey as the “Top Seaside Town in the UK”. This enchanting south facing harbour village, named “Britain’s St Tropez” by the Daily Mail, is found on the eastern side of the Fal Estuary, in an Area of Outstanding Natural Beauty. Much of its surroundings are owned by the National Trust. The village is centred round its quaint harbour, its own beaches and castle. It has a good wide range of amenities, which are open all year, including butcher, baker, convenience store, post office and newsagent, doctors, hairdresser, dentist, pharmacy, village hall, church, delicatessen and clothing shops. The village also has two public houses, and an excellent range of cafes, restaurants, art galleries, gift and ice cream shops. St Mawes has long been one of the West Country's more desirable and exclusive destinations, with Olga Polizzi's Hotel Tresanton and the chic Idle Rocks Hotel both luring the rich and famous. The village has superbly varied and accessible sailing waters and an active sailing club with a full programme of village regattas, club races and various national championships to cater for all ages. There is an all-year-round pedestrian ferry service to and from Falmouth and a seasonal ferry runs to Place, providing access to the scenic walks on the National Trust owned St Anthony Headland.

Cornwall

Cornwall has been enjoying a renaissance, especially post COVID-19 lockdown. The Duchy offers a range of accessible attractions such as the Eden Project, the National Maritime Museum, the Lost Gardens of Heligan, and the Tate Gallery. The Cathedral City of Truro is the main financial and commercial centre of Cornwall. It has a fine range of stores, private schools, college and the main hospital in the county (RCH Treliske). Both Falmouth University and Cornwall Airport at Newquay are rapidly expanding. Fine dining Michelin star and celebrity chef restaurants are in abundance, including Rick Stein (Padstow), Nathan Outlaw (Port Isaac), Michael Caines (Maenporth and Porthleven), Paul Ainsworth (Padstow and Rock). Rising stars on The Roseland are Aaron McNamara at the Driftwood, Rosevine and Dorian Janmaat at the Idle Rocks, St Mawes.
