An extremely attractive and imposing, recently redecorated, double fronted, 4-bedroom character residence, including a guest annexe suite and raised rear sun terrace, located approximately 30 metres from the waterfront and harbour side in exclusive St Mawes and in a virtually traffic free situation.
The property is currently holiday let for 8 guests with a weekly tariff from £580 to £1,695, thus providing our clients an income. Suited towards the second homebuyer, this desirable house could also suit the permanent buyer. Viewing is unhesitatingly recommended.
The dining room and bedroom 2 on the ground floor, as well as the living room and the master bedroom on the first floor capture stunning and beautiful views which stretch over St Mawes inner harbour, the Percuil River, Summers Beach and across to Place Manor. The views offer an array of activity, particularly in the summer months, from sailing boats jostling for prime position between boat moorings for a quick start from the racing buoys, kayaks, sailing dinghies, motor cruisers, swimmers to the pontoon off Summers Beach, the Falmouth and Place ferries coming and going on a regular basis, to amazing sunrises!
The property offers versatile accommodation and is beautifully presented, yet retains many character features. Over the last few years, this stylish home has been sympathetically upgraded by our clients, recently adding new electric heating, to offer deceptively spacious, light and airy accommodation comprising 3 bedrooms and 2 receptions in the main property and a one-bedroom en suite annexe to the rear. Refurbished to high standards, the kitchen breakfast room is a signature room, well-equipped with shaker style units and granite worktops by 'Out of Wood' and a full range of Neff appliances. The rear raised patio terrace is a real suntrap as well as offering privacy.
The accommodation comprises:
Ground Floor: Entrance Hall, Bedroom 2, Dining Room, Kitchen / Breakfast Room, Rear Porch.
First Floor: Landing, Sitting Room, Bedroom 1, Bathroom / WC, Separate WC, Bedroom 3.
Annexe: Storage Room, Bedroom 4, En Suite Shower Room.
Outside: Rear Enclosed Courtyard, Private Patio Area.
