The enchanting south facing harbour village of St Mawes is found on the eastern side of the Fal Estuary, in an Area of Outstanding Natural Beauty, with much of its surroundings owned by the National Trust. The village is centred round its quaint harbour, its own beaches and Castle. It has a good wide range of amenities, which are open all year, including butchers, bakers, convenience store, post office / newsagent, doctors, hairdressers, dentist, pharmacy, village hall, church, delicatessen and clothing shops including Fat Face. The village also has two public houses, and an excellent range of cafes, restaurants, art galleries, gift and ice cream shops.
St Mawes has long been one of the West Country's more desirable and exclusive destinations, with Olga Polizzi's Hotel Tresanton and the recently re-modelled Idle Rocks Hotel both luring the rich and famous. The village has superbly varied and accessible sailing waters and an active sailing club with a full programme of village regattas, club races and various national championships to cater for all ages.
In a wider context, Cornwall has been enjoying a renaissance offering a range of accessible attractions such as the Eden Project, the National Maritime Museum, the Lost Gardens of Heligan, the Tate Gallery, Truro Cathedral. Fine dining Michelin star and celebrity chef restaurants are in abundance, including Rick Stein (Falmouth and Padstow), Jamie Oliver (Fifteen), Nathan Outlaw (Port Isaac), Paul Ainsworth (Padstow), and the Roseland's own Chris Eden at the Driftwood, Rosevine.
A Brief History
Bought by our clients over 4 years ago in a state of disrepair, they have painstakingly reconfigured and modernised The River House to the standard and quality as seen today. They bought the property as an escape to unwind and relax away from the humdrum and stress of everyday working life. The lifestyle of St Mawes has captured them to the point of them wishing to move home permanently by way of upgrading to a larger property in the village and selling their main home in the home counties.
The River House is located in a superb elevated position, with a southerly aspect, which captures the unparalleled 180 degree views from all its principal rooms on the ground floor, including the kitchen and balcony, as well as 3 out of the 4 bedrooms and the garden room on the Lower Ground Floor. Mere photography does not do the views justice. The vista spans the Percuil River, St Mawes Harbour and village, to the unspoilt National Trust Countryside of the St Anthony Headland beyond, both St Mawes and Pendennis Castles and across Falmouth Bay to the English Channel and Lizard Peninsula. A variety of sailing and marine activity is regularly on display.
This stunning and superbly presented contemporary modern residence ticks all the boxes: Magnificant views, surrounding gardens, parking and garage, all within walking distance of central village amenities.
Upon entering the reception hall one cannot resist being drawn into the open plan living / dining room and kitchen to appreciate and admire the captivating and beautiful panoramic views. Off the kitchen is a useful utility room and off the dining room is a spacious balcony, perfect for sunbathing, relaxing, and alfresco dining whilst taking in the breath-taking vista.
